What is Mold?

Molds are part of the natural environment. Outdoors, molds play a part in nature by breaking down dead organic matter such as fallen leaves and dead trees, but indoors, mold growth should be avoided. Molds reproduce by means of tiny spores; the spores are invisible to the naked eye and float through outdoor and indoor air. Mold may begin growing indoors when mold spores land on surfaces that are wet. There are many types of mold and none of them will grow without water or moisture.

According to the American Lung association and EPA, exposure to mold can trigger allergic reactions and asthma symptoms in people who are allergic to mold. Researchers are investigating whether damp indoor environments and mold may actually cause upper and lower respiratory problems. Furthermore, anyone — with or without allergies — may experience irritation of the eyes, skin, nose, throat and lungs when exposed to airborne mold particles.

Mold has also been linked to:

  • Coughing
  • Wheezing
  • Nasal congestion
  • Sore throat
  • Sneezing
  • Rhinitis

An uncommon disease known as hypersensitivity pneumonitis has been associated with exposure to indoor mold in people who have weakened immune systems. This disease creates flu-like symptoms that may recur.

Does bleach kill mold?

This has been a very controversial subject! Here are the facts. Bleach can kill mold – but like a dead flower with hundreds of seeds, the mold spores are waiting for the perfect conditions to grow and continue spreading. Applying bleach and scrubbing a porous surface, like plywood or woof framing, the situation will become worse. This will imbed the mold spores into the pours of the wood making it more difficult for a professional to clean.

When should I consider hiring a professional?

Below 10 Square Feet of Mold

10 square feet of mold or less is generally not a health risk to most people but this may not apply for extremely mold sensitive individuals. For most parts, this amount of mold does not require a mold remediation contractor.

10-99 Square Feet of Mold

This amount of mold should be taken more seriously, especially when elderly and small children are present. Depending on the location, the amount of mold and the building materials that are mold covered, you may want to consider hiring a mold remediation contractor or consulting with a qualified person.

100 Square Feet of Mold or More

When this amount of mold is discovered, it is highly recommended  to hire a certified individual (industrial hygienist IH) prior to remediating the mold, to complete a full evaluation followed by a written report with cleaning protocol. At the completion of a mold remediation job, this person should follow the remediation contractor with additional air sampling to assure the job has been cleaned up properly

Non-Porous Surface

This can include wood that has been varnished or painted with a gloss or semi-gloss paint, metal, glass, plastic. Any mild detergent will remove mold on a non-porous surface. All that is needed is a simple wipe down and it’s gone; a remediation company is not necessary. Generally mold will not grow on a non-porous surface unless there is a food source. This is usually dust-one of molds favorite meals.


If drywall becomes wet and mold grows, then it must be removed because mold will grow below the surface into the drywall. Only when mold grows on drywall from extreme humidity, can it be hepa vacuumed and seal encapsulated.

Framing & Plywood

These are the building materials that really need to be thoroughly and properly cleaned. Spraying and or fogging with antimicrobials are not the proper cleaning protocols for mold remediation on these materials.  1st we start with hepa vacuuming all surfaces in a contained work place. Mold covered surfaces are then scrubbed with a wire brush. These areas are than hepa vacuumed a 2nd time and then damped wiped with an antimicrobial. When all building materials have been cleaned and the entire contained work place is dust free we than spray an antimicrobial on all areas. An air scrubber (a mold filtration machine) and commercial size dehumidifier is then left for 2 to 5 days depending on the situation. A special antimicrobial paint sealer is then used to encapsulate the wood surfaces should any mold spores grow below the surface.

Mold Testing

At the completion of a mold remediation job it’s always recommended that a 3rd party be hired to complete any mold testing. Mold testing consists of a detailed visual inspection and air sampling throughout the home and outside the home by a fully trained and certified person. When the mold spore count inside the homes is equal to or less than the exterior count, and there are no unusual variations of mold (mold that is not typically found outside) the mold remediation job has been successful. We call this clearance-the job has been cleared.    If our job does not make clearance, we come back and continue cleaning without any additional charges until clearance has been met. We will also pay the additional fees to have the home tested again. Now you can see why it is important to have a 3rd party conduct these tests.
